70 Charlton Street was designed by Beyer Blinder Belle for Extell and completed in 2014, with interiors by Workshop APD. It is two towers on a through block site, joined by a passage at the second floor and sharing a landscaped courtyard between them.

The elevation is red brick with metal and glass, and the windows are large and divided into lights. Both choices are drawn from the printing works and warehouses that filled Hudson Square before the rezoning, which makes this a new building arguing for continuity rather than contrast.

A divided light window changes what a treatment can do. The muntins sit in the plane a blind or a shade would occupy, so anything mounted inside the reveal reads against a grid rather than against clear glass, and a treatment drawn for a single sheet of glass will fight it.

The building holds 92 condominiums and 29 below market rentals. Mixed tenure in one structure sets the alteration rules, the hours and the approval route, and those are the constraints that decide how a renovation is scheduled here rather than what it can look like.

Two towers on one lot means the courtyard elevation faces another elevation at close range. Rooms on that side take their light second hand and their privacy from the distance across the court, which is a planning fact before it is a curtain one.
