78 Irving Place was built in 1920 on the corner of 19th Street, seven storeys of white brick with a two storey stone base, corner quoins and a heavy cornice. The entrance is reached by steps over a decorative moat. A historic carriage house adjoins it, one of three on the block.
It was converted in 2014 by PKSB Architects, and what makes it unusual is the arithmetic: fourteen rental apartments became six condominiums. Every mechanical system was replaced in the same work. The penthouse was designed separately by Pietro Cicognani.
Halving the unit count is the fact that shapes these interiors. Apartments occupy floor areas laid out for two households, so rooms are larger than the window pattern of 1920 was drawn to serve, and the relationship between a room and the openings lighting it is not the one the facade implies. A plan here starts from where the windows actually fall rather than from the room shapes.
The building is small enough that the carriage house and the corner position give some apartments exposures on three sides.
