730 Fifth Avenue, 10019
The Crown Building at 730 Fifth Avenue was designed by Warren and Wetmore and built in 1921, Beaux Arts, twenty five storeys, with the gilded crown that has been on the Fifth Avenue skyline since. It was one of the earliest towers here to be shaped by the 1916 zoning resolution, which is why it steps back as it rises. The building is an individual landmark.
Jean-Michel Gathy of Denniston reworked the interiors for 22 residences sitting above hotel floors.
This is a conversion inside a landmark, and the apartments carry the consequences. Columns appear where a residential plan would not put them, some circulation is narrower than new construction would allow, and ceiling heights vary from one part of a floor to another. None of that is correctable, because the structure and the envelope are both fixed.
The setbacks give several residences terraces, which brings a door, a threshold and an outdoor level into rooms that elsewhere would simply have a window.
